BACKGROUND:
This item was approved on First Reading at the January 11, 2018, City Commission Meeting.
The applicant, David Garmizo, of Joseph Roles and Associates, Inc., is requesting the vacation of a portion of a 15-foot wide water main easement located within Tract "A" of the Whitworth Plat No.1.
On May 11, 2017, the property owner received City Commission site plan approval for the construction of a new Volvo Automobile Dealership at the existing Gunther Volkswagen site. During final engineering design for the new Gunther Volvo building addition, it was determined that the water meter would be relocated closer to the supplying water main, and a portion of the easement would no longer be required since the public ownership of the water main terminates at the water meter. There are no other utilities presently located within the easement. The water service that is currently within the easement will be removed and replaced with a plumbing line. The location of the new meter will be at a more convenient location for the City to manage and maintain.
DISCUSSION:
The City's Development Review Committee (DRC) has reviewed this request in conjunction with the proposed site plan. The City's Utilities and Engineering Department will coordinate with the applicant on the relocation of utilities and the recordation of any new easement that may be required.
PUBLIC INVOLVEMENT:
Per Section 13-36.1(e)(1)(c), property owners within 300 feet of the subject property (15 property owners) were notified by mail of the vacation of easement request and invited to attend the Planning and Zoning Board meeting and again for the City Commission meeting. To date, staff has not received any public inquiries related to the project.
