BACKGROUND:
This item was approved on First Reading at the October 14, 2021, City Commission Meeting.
The applicant, Pompano Autoplex, LLC, is requesting special land use approval to construct a new automobile dealership with a showroom, indoor service bays, and three-story parking structure to be located at 3757 Coral Tree Circle, generally located at the northwest corner of Sample Road and Coral Tree Circle.
The site, approximately five (5) acres in size, is Tract B-1 of the Tartan Coconut Creek Phase IV Plat. The property is currently zoned PUD (Tartan), Planned Unit Development. The Tartan PUD was originally approved by the City Commission in October, 1978. Since then, the Tartan PUD has undergone multiple revisions with a final amendment on November 19, 1984.
The subject property's original site plan was approved in 1990 for the construction of a State Farm Insurance Claim Center. After State Farm closed and vacated the premises, the facility was remodeled by Waste Management, who occupied the building temporarily as offices and a training center. Waste Management vacated the property several years ago, and the building has remained vacant since.
Concurrently with this special land use application, the applicant is seeking approval of a site plan that will be a separate item on the agenda. An application for vacation of easements will be reviewed at a later date.
