A RESOLUTION APPROVING AN ACCESS AND MAINTENANCE EASEMENT AGREEMENT WITH COCOMAR PROPERTY OWNER, LLC, PROVIDING ACCESS OVER, ACROSS, THROUGH, IN, AND UNDER A PORTION OF LAND LYING WITHIN THE COOLIDGE PLAT RELATING TO A PORTION OF THE COCOMAR WAREHOUSE DEVELOPMENT SITE, PARCEL NUMBER 484231270010, LOCATED IN BROWARD COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED IN EXHIBIT “1,” TO PROVIDE FOR THE INSTALLATION OF A CITY OF COCONUT CREEK MONUMENT SIGN.

BACKGROUND:
At the November 9, 2023 City Commission meeting, the City Commission adopted Resolution No. 2023-097, which approved the site plan request for the development of a light industrial, flex space, and warehouse project generally located at the northwest corner of Atlantic Boulevard and Lyons Road. The site plan approval included several conditions, including Condition 5.h., which requires the applicant to take full responsibility for designing, constructing, and installing a City entrance monument sign that was approved as part of the site plan resolution. The condition also requires the applicant to transfer ownership of the sign structure to the City and to provide the necessary easements on the property to allow the City to access, maintain, restore, and modify, the sign in the future, as needed.
DISCUSSION:
The applicant has submitted the monument sign plans to the Building Division for permitting review and has coordinated with the Resilient Design & Development Department and the City Attorney’s Office to draft the attached Access and Maintenance Easement Agreement for the purposes of accessing, maintaining, repairing, or restoring the monument sign, as applicable.
RECOMMENDATION:
Staff recommends approval of the resolution.
