BACKGROUND:
On August 28, 2025, the City of Coconut Creek entered into a Developer's Agreement with GSR RE PARTNERS, LLC, a Florida Limited Liability company, for the development of the MainStreet at Coconut Creek project. As outlined in the Development Plan and within the Master Conceptual Phasing Plan, over the course of several years, the developer intends to develop a portion of the property with up to a maximum of two thousand three hundred and sixty (2,360) dwelling units, two hundred twenty-five thousand (225,000) square feet of commercial uses, plus private and public recreation facilities and amenity areas.
The subject Traffic Signalization Agreement is between the City, County, and GSR RE Partners, LLC, and GRP Greenbough 1, LLC (MainStreet Development Group). This agreement outlines the requirements specifically assigned to the MainStreet traffic signal obligations, and the associated completion timeline tied to the project's total build-out. Broward County requires that all property owners within the MainStreet at Coconut Creek Plat enter into a traffic signalization agreement to guarantee the study, costs, and installation of warranted traffic signals at intersections.
