BACKGROUND:
The applicant, James Kahn of Keith, Inc., is seeking site plan approval on behalf of the owner, SOS Children's Village of FL, Inc., to construct an addition to the existing administrative offices building.
The subject property is generally located at the southwest corner of the Sawgrass Expressway and Florida Turnpike intersection and north of the existing Parkwood 5 residential community. For reference, the entire Maple Pond - SOS Children's Village ("Village") of Florida Plat ("Plat") consists of three separate parcels, totaling approximately 18.98+/- gross acres. Parcels A and B, approximately 10.90+/- acres, are owned by Broward County and are maintained as natural areas. The Village, located on Parcel C of the Plat, is approximately 8.08 +/- acres and has PUD (Planned Unit Development) zoning.
The PUD includes three (3) distinct Modules, including new construction and buildings "re-purposed" in phases over a period of several years. Multiple site plans have been approved by the Planning and Zoning Board, pursuant to development standards provided in the SOS Children's Village PUD, depicting the evolution of the Village.
As referenced, Module 1 has a combined total of fourteen (14) residential buildings, plus recreational, workshop, administration, and related facility buildings consistent with the Plat and the SOS Children's Village PUD. Modules 2 and 3 provide recreation and open space, open play fields, active recreational facilities, gardens, paths, and agricultural uses.
DISCUSSION:
