BACKGROUND:
Ordinance No. 2014-140 was passed on first reading on December 11, 2014. As a small scale amendment, upon adoption the amendment will be transmitted to the Florida Department of Economic Opportunity for their records. There is no review and comment period at the state level for small scale amendments.
The applicant, James W. Waldman, is requesting approval of a land use plan amendment to the City of Coconut Creek Future Land Use Plan Map, for a 4+ gross acre site located at 4000 NW 74th Street. The request is to amend the land use designation from Estate 1.0, Residential Estate 1 DU/Ac to Low 5.0, Residential 5 DU/Ac.
Currently, the 4+ acre site has an Estate 1.0 DU/Ac Land Use Designation which would permit up to a maximum of four (4) dwelling units. The applicant is requesting a land use change to Low 5.0, Residential 5 DU/Ac, which would allow up to five (5) units per acre resulting in a proposed maximum of 20 units. Surrounding the site on the west, north and east is a mix of vacant residential parcels and estate homes both within the City's Municipal Boundary and in unincorporated Broward County. Immediately to the south, is the existing Crescent Creek Residential Development which has an existing land use designation of Low 5.5 DU/Ac.
