BACKGROUND:
This item was approved on First Reading at the September 10, 2020, City Commission Meeting.
The owners, Vista Gardens Ballroom LLC and the City of Coconut Creek, are requesting the approval of a 2.47+/- gross acre plat located at 5011 West Hillsboro Boulevard between State Road 7 and Lyons Road. The subject property consists of two separate sites. The property on the east, approximately 1.58 +/- acres, is the site of the former and now closed Deenie’s Hideaway, a private club use. The adjacent property on the west, approximately 0.88 +/- acres, is a portion of the previously platted Janis Plat, which was recently acquired by the City of Coconut Creek. The remaining portion of the Janis Plat, owned by Broward County, is known as the Saw Palmetto Preserve.
DISCUSSION:
As currently proposed, the owners are seeking plat approval to accommodate the development of an approximately 7,743 square foot catering and meeting hall with ancillary recreational amenities for private social events such as weddings, bar-bat mitzvahs, and corporate events. This project is considered a significant redevelopment opportunity for the Hillsboro Corridor Redevelopment Area and is consistent with the vision previously established in the City’s Redevelopment Grant with Broward County.
Concurrent with this application, land use plan amendment, rezoning, special land use, and site plan applications are under review and consideration. In order for this site to be developed as proposed, the owners must first process a plat approval pursuant to Broward County and City of Coconut Creek requirements. The plat restriction limits development to 15,000 square feet of commercial development.
RECOMMENDATION:
The Planning and Zoning Board, at its August 12, 2020, meeting, recommended approval of the plat application subject to the condition that outstanding DRC comments remain effective throughout the development review process and must be addressed prior to issuance of a building permit.
