BACKGROUND:

This item was approved on First Reading at the June 23, 2016, Commission Meeting.

The applicant, Scott Backman, Esq, as agent, on behalf of the owners Alfred D. Griffin, Jr. and Kim G. Griffin, is requesting the vacation of two (2) platted landscape buffer parcels on the Grif’s Western at Coconut Creek Plat.  The subject property includes Landscape Buffer Parcels L-1 and L-2.  Located along the western property line, these two (2) platted parcels are thirty-five (35) feet in width and run north/south along the entire length of the property line except for a twenty-six (26) foot platted access opening.  In addition, a twelve (12) foot platted utility easement immediately abuts the two parcels providing for a total width of forty-seven (47) feet.  A fifty (50) foot FDOT right-of-way (ROW) also immediately abuts the subject property.

The applicant is seeking approval for the vacation of Landscape Parcels L-1 and L-2 in order to develop the property as a Residence Inn by Marriott.  The applicant further proposes to seek a vacation of the utility easement, which is being considered concurrent with this application.

The applicant is proposing a twelve (12) foot landscape buffer along the western property line, immediately adjacent to the existing fifty (50) foot FDOT right-of-way as part of the site plan application.  The applicant also continues to work with City staff and other jurisdictional agencies to allow plantings in the adjacent FDOT ROW.

DISCUSSION:

Staff has concluded that no conflicts exist within the platted parcels, and a new landscape buffer has been dedicated to serve the development.

RECOMMENDATION:

The Planning and Zoning Board, at its May 11, 2016, meeting, recommended approval.
