This item was approved on First Reading at the September 10, 2020, City Commission Meeting.

The owners, Vista Gardens Ballroom, LLC and the City of Coconut Creek are requesting approval of a Land Use Plan amendment to the City of Coconut Creek Future Land Use Plan Map, for a 2.5± gross acre site located at 5011 West Hillsboro Boulevard in the City of Coconut Creek. The City and Vista Gardens Ballroom, LLC (“owners”) are requesting a land use amendment from OP (Office Professional) to C (Commercial) in order to accommodate an event venue for social events such as weddings, bar-bat mitzvahs, and corporate events with ancillary recreational amenities. The subject property is surrounded by Broward County preserve areas to the north and west, with office/warehouse to the east and the Hillsboro Baptist Church property to the south. This project is considered a significant redevelopment project for the Hillsboro Corridor Redevelopment Area and is consistent with the vision previously established in the City's Redevelopment Grant with Broward County.

DISCUSSION:

The Planning and Zoning Board, as the Local Planning Agency, held a required public hearing on September 11, 2019, recommending approval of the amendment.  As a small scale amendment, the City Commission may review and approve the application without transmittal to the state for review prior to adoption.  However, Broward County must review and approve the application prior to the land use change becoming effective.  Concurrent with this application, plat, rezoning, special land use, and site plan applications are under consideration.

RECOMMENDATION:

The Planning and Zoning Board, acting as the Local Planning Agency, recommended approval of this application to the City Commission at its September 11, 2019 meeting.
